A qualified building inspector will discuss their professional standing within the industry, the range of their inspection guarantee, and liability coverage. I usually would suggest contacting a home inspection service in the same locale. They will know the intricacies of what to look for particular to the area.
So what do inspectors look for?
During a home inspection, a qualified inspector takes an in-depth and impartial look at the property you plan to buy. The inspector will evaluate the physical condition of the home, the structure, construction and mechanical systems. They will document the condition of the roof, and any structure defects there of. They will identify items that should be repaired or replaced. Estimate the remaining useful life of the major systems such as electrical, plumbing, heating, air conditioning, equipment, structure and finishes.
If possible, attend the inspection. You will learn a lot about this house you are looking to purchase. You'll find out what repairs if any, need to be addressed immediately, and what can wait until later on.
After the inspection is complete, you will receive a written report of the findings from the home inspector, usually within five to seven days. The cost is well worth the peace of mind, as one of the several different inspections which you should undertake when buying a home.
